Where the data comes from
Community records come from official government datasets, public operator websites, and bounded directory discovery. Sources are kept separate so a license holder, operator, chain, and property owner are not treated as the same organization without evidence.
Skilled nursing
Skilled-nursing facilities and dated quality facts come from the CMS Provider Data Catalog nursing-home dataset. CMS publishes the facility CCN, legal business name, ownership type, chain information, certification, staffing, inspections, deficiencies, and penalties. It does not publish each facility's room rate, current bed availability, or a coverage decision for an individual stay.
Board & Care homes
California records come from the Department of Social Services Community Care Licensing facility layer, using a current licensed RCFE with capacity from one through six as a transparent small-home proxy. Washington records use the explicit DSHS Adult Family Home license category. Florida records use current AHCA Adult Family Care Home licenses and exclude applications still in review. Georgia records use active DCH Personal Care Home licenses with 2–24 licensed beds; the separately licensed 25+ Assisted Living Community class is excluded. North Carolina records use the explicit DHSR Family Care Home license category for homes with 2–6 beds. Michigan records use active LARA Adult Foster Care Family Homes licensed for 1–6 residents and explicitly marked as serving aged adults. Oregon records use open ODHS Adult Foster Homes with 1–5 licensed beds and exclude open zero-bed rows. These government sources publish identity and licensing facts, not an operator company or price unless that relationship or amount is separately stated.
CCRC / Life Plan communities
California classification requires an explicit continuing-care row joined to a current continuing-care RCFE facility number. Washington uses the current DSHS CCRC registry. Florida uses the Office of Insurance Regulation CCRC facility map and excludes provisional-certificate and runoff facilities from active inventory. North Carolina uses the Department of Insurance licensed CCRC layer. Massachusetts uses the Executive Office of Aging & Independence Continuing Care site directory and retains its dated operational-document links as classification evidence. Licensees and legal providers remain regulatory identities—not campus operators—unless another source proves the operating relationship; a directory entry is not treated as a current price.
Operator and directory sources
Public operator-site adapters support Sunrise, Atria, Franke Tobey Jones, Brookdale, and Discovery templates under source-specific publication controls. Additional community discovery and reconciliation can come from A Place for Mom, 55places, and Where You Live Matters. Directory facts cannot overwrite higher-trust government or operator facts, and a source must pass identity and publication checks before it is shown.
Prices
Every public price retains its source URL and observation date. A license or certification record is not treated as a price source. If a government-sourced facility is later matched to a trustworthy operator or directory profile, that separate source may add a published price; otherwise the site reports that no comparable public median is available.
Location source
Launch-city names, state relationships, and center coordinates were copied as a small, verified set from the existing VRBOLocation2 geography collection. They do not represent community inventory.
