How we select current facts

Community prices

We preserve source-published prices as observations. We show the latest fresh observation for each applicable care type or floor plan and never average several sources into a facility price. The source name and link remain attached to every number.

Published fee components

When an operator document states a care-level, medication, community, deposit, second-occupant, pet, or parking fee, we preserve it separately from starting rent. These components are not a verified total-cost quote and may not apply to every resident.

Change history

After a community has an initial baseline, each refresh compares semantic values for price, availability, inspections, license, operator, and published fees. A timestamp-only refresh does not create a change. Existing append-oriented price and inspection records can be backfilled into the same history.

Inspection coverage

We distinguish an official record being available, an integrated authority being checked without a report found, and a community not yet being covered. “No report found” never means “no violations.”

City distributions

We use one fresh, representative operator-published starting price per community and care type. We display minimum, 25th percentile, median, 75th percentile, maximum, and sample size only when at least five communities qualify.

Freshness

Availability expires from current display after three days. Prices remain fresh through seven days, age through 14 days, become stale through 30 days, and expire after that.
